Role Description
The Director of Brokerage will oversee brokerage activities, transaction sourcing, and deal execution across the Dawn Group International (DGI) platform. This role is responsible for identifying acquisition and disposition opportunities, managing broker relationships, and supporting the execution of real estate and sports-related transactions across the firm's investment portfolio. The ideal candidate will bring a wealth of experience in commercial real estate transactions, with a proven track record of sourcing & executing!
The Director of Brokerage will work closely with the CEO, Senior Executive Vice President, and investment leadership to seek out new opportunities, manage deal pipelines, coordinate transaction processes, and support the firm's investment and development initiatives.
Core Responsibilities
Deal Origination & Pipeline Development:
Identify and source acquisition and disposition opportunities across commercial real estate and sports-related assets.
Maintain relationships with brokerage firms, property owners, developers, and market intermediaries.
Develop and manage a consistent pipeline of potential investment opportunities.
Provide market intelligence and insights on emerging opportunities.
Transaction Management:
Coordinate transaction processes including property tours, negotiations, and closing procedures.
Assist leadership in evaluating purchase and sale opportunities.
Work with legal, finance, and investment teams to ensure efficient deal execution.
Support negotiation of purchase agreements, listing agreements, and transaction documentation.
Market Research & Analysis:
Conduct market research and property-level analysis to support investment decisions.
Monitor trends in commercial real estate and sports infrastructure markets.
Prepare transaction summaries, broker opinions of value, and deal briefs for leadership.
Portfolio & Development Support:
Support acquisition and disposition strategies for Dawn Capital real estate assets.
Assist in identifying land and development opportunities tied to sports, entertainment, and mixed-use projects.
Coordinate with development, capital markets, and investment teams on project feasibility.
Industry Relationships:
Build and maintain strong relationships with brokers, developers, lenders, and institutional partners.
Represent DGI in industry events, networking forums, and brokerage engagements.
Maintain databases of brokerage contacts and market opportunities.
Qualifications & Skills
in commercial real estate brokerage, investment sales, transaction advisory, or related fields.

Working Conditions & Leadership Structure
The position is on-site working, located in Oklahoma City.
Typical work week is Monday – Friday.
Some evenings, weekends, occasional holidays, and travel may be necessary based on the schedule.
Candidates must have a valid US driver's license.
Must have U.S. work authorization.
The Director of Brokerage will report directly to the CEO and Senior Executive Vice President and will collaborate with:
Investment and development leadership of Dawn Group International.
Teams within Dawn Capital and Dawn Sports & Entertainment.
External brokers, developers, and transaction partners.
This role supports the growth of the DGI investment platform by ensuring a strong pipeline of opportunities and effective execution of brokerage and transaction initiatives.
